The Wetsel property (Rio Point) should be zone R4. This allows for over 160 dwellings which will add to the stress of Rio East. Changing zoning to PRD would more than double the number of dwellings and make the East Rio Corridor, especially phase 2, overly congested. The Rio Point request was deferred a few years ago when the board discussed traffic issues and still no traffic study has been done. Until a study has been conducted on the current conditions and a projection of the number of cars which will be added by dwellings already approved on Rio East, you should not grant a zoning change. Doing so could cause irreversible harm the community and unsafe conditions for people traveling on the Rio East corridor. Please use wisdom in your decision making
